Price is a crazy and incalculable thing, while value is an intrinsic and indestructible thing.

trehel corporation's Better Building ProcessTM is focused on finding the optimum solution for each phase of a building project, in order to build, develop and create value.  This is done through trehel's 3D Process, which has proven successful on project after project since 1982.  Should you want to pursue or learn more about our 3D Process, please contact us today.

Regardless of the delivery method chosen, trehel corporation provides the following services for our clients, as desired:

pre-construction services:

  • site evaluation - trehel assists many of our clients with evaluating site options to determine building adaptability and preparation of your building site.  We often help evaluate multiple sites for any given client as part of their due diligence before purchasing a tract of land.  Oftentimes a more expensive parcel may save money because of site requirements of a lesser expensive piece of property.
  • master planning - Working with design professionals, trehel, through discussions and an in depth programming process, will assist you in developing a "Master Plan" that maximizes the potential of your property.  This includes thinking through the vision of future growth, while maintaining the integrity of your existing operations.
  • schematic design - trehel has a proven track record of developing open and honest communication in a team of the owner, design professionals, consultants and trehel.  Together, we develop design schematics, balancing function, size, quality, aesthetics, scheduling and budget.
  • project budgeting - Whether it is an "Order of Magnitude" budget or a Guaranteed Maximum Price (GMP or GMax), trehel generates accurate cost information from schematic drawings.  With our experience, we can develop a GMP without construction drawings being completed.  This includes educating our clients on the costs of products and allowing you to make informed decisions on what is included and what is not included in your new project.
  • total quality management (tqm) - trehel has a team of gifted employees, made up of project managers, estimators and superintendents that review drawings at the earliest design phase possible.  This review identifies potential issues such as water infiltration, constructability and trade coordination, as well as other items that are typically surprises during construction.  This information is shared with the design professionals and subcontractors so it can be incorporated into the construction documents.
  • scheduling - trehel provides bar chart scheduling at the beginning of a project using one of several scheduling software programs.  This allows an owner to plan accordingly for timely operation of their facility.

construction services:

  • scheduling - The schedule that was developed in pre-construction is managed during the construction phase, by managing the critical path and providing a two or three week "look ahead," to inform our team as to what is expected so the overall schedule is met, allowing the project to finish on or ahead of schedule.  Acceleration opportunities are always sought and discussed.
  • financial management - Through sophisticated software, trehel keeps our clients informed on the financial status of their project at any given point in the process.  With many projects, depending on the delivery method and contract type, this information is shared with the client in an open book relationship.
  • self-performance - trehel has the ability to self-perform many trades of a construction project, providing many advantages to our clients, including schedule control, quality control and cost savings.
  • total quality management (tqm) - While the initial work is done during pre-construction, our TQM team continues their work throughout construction with peer evaluations and site visits by the team to provide additional views and solutions for any and every issue that may arise.  These continuous reviews allow trehel to "punch" the building as we go through construction.
  • safety - trehel employs a full-time safety director with a comprehensive safety program dedicated to keeping the job site safe and injury free.

post-construction services:

  • project turnover - Through trehel's detailed project turnover program, we provide our clients with a closeout package to allow them to be completely informed on warranty items, color selections, operation and maintenance manuals, suppliers, subcontractors and other critical information.
  • customer service & warranty - trehel corporation employs several talented craftsmen who are cross-trained in most areas of construction.  While we anticipate warranty items will be minimal, we have a dedicated crew that, in a timely fashion, takes care of issues that may arise.  Those same crews also provide customer service for our clients on small projects, whether adding an electrical outlet, moving a door or replacing a broken piece of glass.

value:

It is unwise to pay too much ... But it is worse to pay too little.  When you pay too much, you lose a little money...that is all.  When you pay too little, you sometimes lose everything, because the thing you bought was incapable of doing the thing it was bought to do.  The common law of business balance prohibits paying a little and getting a lot...it can't be done.  If you deal with the lowest bidder, it is well to add something for the risk you run.  And if you do that, you will have enough to pay for something better.
